Square footage isn't everything.
When people picture buying a waterfront property, they often start with the house.
How many bedrooms? How big is the kitchen? Is there a fireplace? Is there a beautiful deck overlooking the lake?
Those things matter.
But when it comes to waterfront real estate, some of the most important value may be sitting outside the walls of the house.
Because with waterfront property, you’re not simply buying a home.
You’re buying a piece of land, a shoreline, access to the water, a setting and a lifestyle.
And sometimes, those things can matter just as much - or more - than the building itself.

The Land
Two properties can have similarly sized homes but feel completely different because of the land they’re sitting on.
Consider the shape and usability of the lot. Is there room for outdoor entertaining? A fire pit? A garden? Children playing? Parking? Storage?
A smaller house on a great piece of land may ultimately provide more enjoyment than a larger house on a difficult lot.
When you’re evaluating waterfront property, don’t just walk through the house.
Walk the property.

Not all waterfront is created equal.
The shoreline can influence how you swim, launch a kayak, dock a boat, entertain guests or simply sit beside the water.
A sandy, gradual shoreline may appeal to one buyer, while another may prefer a rocky, natural shoreline with deeper water.
The important question isn’t whether one is better.
It’s whether the shoreline works for you.

The lake is the reason you’re here - so how you access it matters.
Look at the dock, stairs, path, beach area and entry into the water. If boating is important, consider how practical the access is for your needs.

A property that feels completely secluded in July may look considerably more open once the leaves fall.

Where does the property face?
This can influence sunlight, outdoor living, morning coffee, afternoon lounging and those coveted evening sunsets.
The direction of the property, the position of the house and the orientation of the shoreline can all contribute to how you experience the lake.
And while everyone loves a beautiful sunset, don’t overlook what the property feels like at other times of day.

With waterfront property, “location” means more than the name of the lake.
Consider the distance to groceries, restaurants, marinas, healthcare, schools, major roads and other amenities that matter to your lifestyle.
A remote property can offer incredible peace and privacy.
A property closer to town may offer convenience and easier year-round access.
Neither is automatically the right choice. The value comes from finding the balance that works for you.

The House Still Matters - Just Not Alone
None of this means the house isn’t important.
It absolutely is.
Condition, layout, construction, systems, maintenance requirements and overall functionality all deserve careful consideration.
But the house can potentially be renovated, redesigned or updated.
You can’t easily change the lake.
You can’t move the shoreline.
And you certainly can’t relocate the property to a different location.
That’s why it’s worth looking beyond the walls when evaluating waterfront real estate.

The most memorable part of owning waterfront property may not be the kitchen, the number of bathrooms, or even the square footage.
It may be the first coffee on the dock.

The feeling of arriving and knowing you don’t have to go anywhere else.
The house is part of the purchase. The waterfront is the experience.
And when you’re evaluating a property, it’s worth understanding the value of both.
